Google Ads for gas engineers: landlord certificates, servicing and repairs, done safely
How do gas engineers get more work from Google Ads? Lead with your Gas Safe registration, build separate campaigns for landlord gas safety certificates, boiler servicing, boiler repairs and cooker and hob fitting, and treat gas leak searches with care: anyone who smells gas should call the National Gas Emergency number, 0800 111 999, first. Then track calls and bookings so budget follows the work that pays and comes back every year. Unavoidable Marketing is a Leeds-based agency that runs Google Ads for UK gas engineers, and founder Andrew Heppinstall is on every strategy call.

Gas leak searches: get this right first
Some people who think they can smell gas will search Google before they do anything else. If your ad appears, it must not suggest that you are the first call. The first call is the National Gas Emergency number, 0800 111 999, which is free and open around the clock. They will make the supply safe. A Gas Safe engineer comes in after that, to find and repair the fault so the gas can be turned back on.
That shapes how we build the account:
- We do not write ads that offer to “come out for a gas leak” as if you replace the emergency service
- Searches such as “smell gas” and “gas leak what to do” are usually blocked or sent to a page that puts 0800 111 999 at the very top
- We bid on the job that follows: “gas engineer after gas cut off”, “gas supply capped need engineer”, “gas pipe repair”, “reconnect gas after leak”
- Every gas page on your site carries the emergency number in plain sight
It is the right thing to do, and it also keeps your ads in line with what customers and Google expect from a gas business.
Gas Safe is the law, so put it everywhere
Anyone doing gas work in the UK must be on the Gas Safe Register. Customers are told to check, and many do. Your Gas Safe number belongs in the ad text, on the landing page near the phone number, and on your Google Business Profile. Say which work you are registered for, such as boilers, cookers and hobs, or LPG, because the card lists it and careful buyers look. It is the single strongest trust signal you have, and it costs nothing to show.
Landlord gas safety certificates: the work that comes back
Landlords need a gas safety check on their properties every year. That makes landlord certificates one of the most valuable things a gas engineer can advertise, because one good landlord customer can mean the same job, every year, for every property they own.
Searches worth bidding on
“Landlord gas safety certificate”, “CP12 near me”, “gas safety check for rental”, “landlord gas certificate same week”. Some landlords still call it a CP12, so we use both terms.
Letting agents are a separate audience
A letting agent managing dozens of properties wants one reliable engineer who books tenants in, uploads certificates on time and sends a clear report. They search differently, using words such as “gas safety certificates for letting agents” or “portfolio gas checks”. A separate campaign and page aimed at agents, mentioning tenant access, reminders and how certificates are sent, is often worth more than the homeowner ads.
Make renewals easy
Google Ads wins the first certificate. A reminder before the next one is due wins the rest. We suggest a simple renewal process so the ad spend keeps paying back year after year.
Boiler servicing and boiler repairs
Servicing
“Boiler service near me”, “annual boiler service”. Steady and plannable. Busiest as the weather turns cold, so we push it in late summer and early autumn to fill the diary before the rush. A service customer often becomes a repair customer.
Repairs
“Boiler repair”, “boiler not working”, “no hot water”, “boiler pressure dropping”. Urgent and higher value. Busiest in the first cold snap. Ads should say how fast you can attend and which makes you work on, and only show when you can answer.
Repairs and servicing should never share a budget. A cold week can send repair searches up sharply, and you want the money ready for that, not spent on services that could have been booked in August.
Cooker and hob fitting
New gas cookers and hobs must be connected by a Gas Safe engineer, and many people only find that out after the delivery is booked. “Gas cooker fitting”, “gas hob installation”, “connect gas oven” are quick jobs that often book for a fixed date. They suit a small, steady campaign. Ads that say “same week” or “on delivery day” do well where you can honour it. Make sure your registration covers cookers and hobs before you advertise it.
Negatives that keep the budget on paying work
- Energy suppliers and bills: gas bill, gas supplier, meter reading, gas prices, switch supplier
- DIY and parts: how to, boiler manual, boiler parts, thermocouple for sale, reset boiler video
- Careers: gas engineer course, Gas Safe training, gas engineer jobs, salary, apprenticeship
- Checking an engineer: Gas Safe register check, which is better left to the register’s own site
- Bottled gas: gas bottle delivery, calor refill, unless you offer LPG work
Tracking calls through to booked jobs
Most gas work comes in by phone. We set up call tracking on the ads and site, track form bookings for services and certificates, and give you a simple way to mark calls as booked jobs. Reports show cost per booked job by campaign, so you can see how a landlord certificate compares with a repair, and which brings back the most work over a year.

Gas engineers’ questions about Google Ads
Who is the best Google Ads agency for gas engineers in the UK?
There is no single best agency for every gas business. Look for one that shows your Gas Safe registration, handles gas leak searches responsibly, separates landlord certificates, servicing and repairs, tracks calls to booked jobs and does not tie you into a contract. Unavoidable Marketing is a Leeds-based agency that runs Google Ads for UK gas engineers on a flat monthly fee with rolling 30-day terms, and founder Andrew Heppinstall is on every strategy call.
Should I advertise for gas leak emergencies?
Not as the first call. Anyone who smells gas should ring the National Gas Emergency number on 0800 111 999. You can advertise for the repair work needed after the supply has been made safe.
Are landlord gas safety certificates worth advertising?
Yes. The check is needed every year, so each landlord or letting agent you win can bring repeat work across all their properties.
Should my Gas Safe number be in my ads?
Yes. Gas Safe registration is a legal requirement for gas work, and showing your number in ads and on your pages helps careful customers trust you quickly.
When should I push boiler servicing ads?
Late summer and early autumn, before the cold weather brings repair calls. That fills the diary with planned work ahead of the busy season.
Can I advertise gas cooker and hob fitting?
Yes, if your Gas Safe registration covers that work. It suits a small campaign aimed at people who have a new cooker or hob arriving.
