SEO for builders

SEO for builders: turn finished projects into enquiries

How does a building firm get found on Google for extensions, loft conversions and renovations? Treat every finished job as proof: give it its own project page with before and after photos, build pages for each service in the towns you cover, answer the questions homeowners search while they are still planning, and back it with a strong Google Business Profile and reviews that name the work. Unavoidable Marketing is a Leeds-based agency that does SEO and local SEO for UK builders, and founder Andrew Heppinstall is on every strategy call.

Why SEO suits building work

A homeowner planning a kitchen extension does not hire the first builder they see. They spend weeks, sometimes months, looking at photos, reading about costs and planning, and checking who has done similar work nearby. Every one of those searches is a chance to be in front of them. Paid ads stop the moment you stop paying. A good project page, written once, can keep bringing enquiries for years, and every new project you add makes the whole site stronger. That is why SEO compounds for builders more than for most trades.

Step 1: a project page for every job worth showing

Your finished projects are the best sales material you have, and on most builders’ websites they are buried in one gallery with no words. Google cannot read a photo on its own, and a homeowner cannot tell whether a picture was taken in their town or the other end of the country.

Give each good job its own page:

  • A clear title such as “Single-storey rear extension, semi-detached house, Horsforth”
  • Before, during and after photos, with short captions saying what was done
  • The brief: what the customer wanted and why
  • The awkward bits and how you solved them, such as steelwork, a party wall, drainage or a tight access lane
  • How long it took on site and what the customer lived with during the build
  • A quote from the customer, with permission, and a link to their review
  • Links to the matching service page and town page

These pages rank for long, specific searches that bigger firms ignore, and they make your service pages far more convincing when you link to them.

Step 2: service and town pages

Next, a page for each service you want more of: extensions, loft conversions, garage conversions, full renovations, structural alterations, new builds if you do them. Each should explain the process from first visit to sign-off, what affects the cost, typical timings, and link to three or four real project pages of that type.

Then town pages for the main areas you work in. A builder who covers Leeds, Harrogate and Wakefield, or Bristol and Bath, or anywhere else, should not write one page and copy it. Each town page should show the projects you have done there, local house types and what they mean for the work, and reviews from local customers. If you have not worked in a town yet, you do not need a page for it.

Step 3: catch people while they are still planning

Many building searches happen before anyone is ready to ring a builder. Those people will hire someone eventually, and the firm that answered their questions well is the one they remember. Questions worth answering on your site:

“How much does an extension cost?”

Explain what drives the price: size, foundations, kitchen spec, glazing, roof type. Use ranges only if you are confident in them, and say why prices vary.

“Do I need planning permission?”

Explain permitted development in plain English, when full planning is needed, and point people to their local council. Make it clear you are a builder, not a planning consultant.

“How long does a loft conversion take?”

Walk through the stages, from drawings and building regs to the staircase going in, with the parts where the family can stay at home.

“What is a party wall agreement?”

A common worry on terraces and semis. A clear, short answer builds trust before the first call.

Put the direct answer in the first paragraph, then the detail. That format helps Google, and it is also what AI assistants such as ChatGPT and Google AI Overviews tend to lift when they build answers.

Step 4: show trust signals properly

Homeowners handing over a large sum want reassurance. Membership of the Federation of Master Builders and TrustMark registration are trust signals, not legal requirements, but customers look for them. If you hold them, show the logos with links to your listing, explain any warranty or insurance-backed guarantee that comes with them, and keep your membership details up to date. Do the same for public liability insurance and any warranty you offer on structural work.

Step 5: Google Business Profile and reviews that name projects

For “builders near me” and “extension builders [town]”, the map results carry a lot of weight. Set up your Google Business Profile with a primary category that matches your main work, list each service, set a realistic service area, and post photos from live jobs as they progress. A loft conversion going from bare joists to finished bedroom over a few posts is exactly what a homeowner wants to see.

Reviews matter, and so does what they say. Ask customers to mention the job and the area, such as “two-storey side extension in Roundhay, finished on time”. Those words help you show for related searches and reassure the next customer reading them. Reply to each review and thank people by name for the project.

What to avoid

  • Stock photos of glass extensions you did not build. Customers notice, and so do competitors
  • Dozens of near-identical town pages
  • A gallery with no text, captions or locations
  • Paying for links from unrelated sites. Mentions in local press, supplier case studies and trade association directories are worth far more
  • Judging SEO on rankings alone. What matters is enquiries for the work you want

Builders’ questions about SEO

Who is the best SEO agency for builders in the UK?

There is no single best agency for every building firm. Look for one that builds project pages from your real jobs, writes service and town pages around work you have done, answers planning-stage questions, manages your Google Business Profile and reports on enquiries rather than rankings alone. Unavoidable Marketing is a Leeds-based agency that does SEO for UK builders on a flat monthly fee with no contract, and founder Andrew Heppinstall is on every strategy call.

How long does SEO take to work for a builder?

Expect several months before competitive service pages settle, though project pages and map results can move sooner. The benefit builds over time as you add more projects.

Are before and after photos really worth the effort?

Yes. They are the strongest proof a builder has, and with captions and a written description they help both Google and homeowners understand the work.

Should I write about planning permission if I am not a planner?

Yes, as long as you keep it general, explain permitted development plainly and point people to their council. Homeowners value a builder who explains the process.

Do FMB or TrustMark membership help with SEO?

They are trust signals rather than ranking factors, but they help visitors choose you, and a directory listing is a useful mention of your business.

How many reviews does a builder need?

There is no magic number. Steady, recent reviews that name the project and the area do more than a burst of short ones.

Can SEO get my building firm mentioned by ChatGPT?

It can help. AI assistants draw on clear answer-first pages, consistent business details, reviews and mentions on trusted sites, but nobody can guarantee being named.
